DeBary sits between our Orange City office and the St. Johns River, and it has quietly become one of the most in-demand places to build in west Volusia. The SunRail station opened here in 2014 and was the line's northern terminus for a decade, which put DeBary within a one-seat ride of downtown Orlando and changed who was looking at lots here.

We've built in DeBary often enough to have a portfolio page devoted to it. The lots range widely: golf-course frontage around Glen Abbey, wooded interior parcels, and riverfront property with a very different set of engineering questions.

The town's history runs deeper than the commuter rail. DeBary Hall was built in 1871 as a winter hunting retreat on the river, and the older parts of town still reflect that origin.

Riverfront means engineering first
Lots near the St. Johns bring flood zone designations, elevation requirements, and sometimes wetland setbacks. These are solvable, and we've solved them, but they need to be understood before you design a house rather than after. Finished floor elevation drives a surprising amount of the rest of the plan.
Golf-course lots come with guidelines
The established communities around Glen Abbey have HOA architectural standards covering elevation, materials, roof pitch, and colors. We handle the submittal and design within the guidelines, which is faster than designing first and negotiating after.
Commuter access changed the market
SunRail service put DeBary in reach of Orlando without an I-4 commute, and lot values have reflected that. For clients working south of here, it's often the deciding factor between DeBary and somewhere further out.
The city permits its own work
DeBary runs its building department out of Colomba Road rather than routing through the county, and knowing that office is part of why our DeBary schedules tend to hold.
