New Smyrna Beach is the most demanding place we build, and we've built here more than once. Two of our portfolio homes are in New Smyrna, because coastal construction is a specific discipline rather than an ordinary house placed near the water.
The city requires 140 MPH wind design for most residential construction on the beachside and on the mainland between Riverside Drive and the railroad tracks. At that wind speed the wind-borne debris requirements apply, which means impact-rated windows and doors are not an upgrade decision, they're code. Structural connections, roof attachment, and opening protection all follow from that.
None of this is a reason to avoid building here. It's a reason to build with someone who has priced and detailed a coastal home before, so the number you're given at the start is the number that survives permitting.

What building in New Smyrna Beach actually involves
140 MPH design and impact glass
Most residential construction on the beachside and in the defined mainland corridor is designed for 140 MPH wind exposure. Wind-borne debris requirements apply at that threshold, so openings need tested impact-rated products. This is a real line item, and any estimate that doesn't reflect it isn't a real estimate.
The coastal setback line
The city's Coastal Construction Setback Line sits fifty feet west of the state line, and it governs how close to the ocean anything can be built. On oceanfront parcels it often determines the buildable footprint before design starts.
Salt air changes the spec
Fasteners, fixtures, HVAC equipment, and exterior hardware all live shorter lives near the ocean. Specifying corrosion-resistant materials up front costs a little; retrofitting after five years of salt exposure costs much more. This is where a builder's material choices show up years later.
Beachside versus mainland
A barrier island lot and a mainland lot a few miles west are different projects with different codes, different insurance, and different budgets. We'll walk both with you honestly if you haven't decided yet.
