DeLand is ten minutes up the road from our office, and we've been building here for decades. It's a genuinely distinctive place to build: the county seat since 1888, home to Stetson University, and a downtown historic district that people move here specifically for.
That character comes with real constraints. Building on an in-town DeLand lot usually means working around mature live oaks, matching the scale and setback of a street that was platted a century ago, and sometimes navigating historic-district review. Building on acreage west or north of town is a completely different exercise involving wells, septic, and long utility runs.
We've done both, repeatedly, and the honest conversation about which one you're actually signing up for is the most useful thing we can offer before you buy a lot.

Historic district review is real
DeLand has protected its downtown and surrounding historic streets deliberately, and it shows. If your lot falls inside a designated district, exterior design decisions carry an approval step that adds time to the front of the project. We plan for it rather than discovering it at permit.
The oaks are usually keepers
Mature live oaks are much of why people want a DeLand lot in the first place, and protected trees affect where a home can physically sit. Siting the house around the canopy instead of clearing it is almost always the better long-term decision, and it changes the floor plan conversation early.
In-town versus acreage
Inside city limits you generally have municipal water and sewer at the road. West and north of town you're often looking at a well, a septic system, and hundreds of feet of driveway and power. Same house, meaningfully different total cost.
A town that holds value
The county seat, Florida's oldest private university, and a downtown that stayed intact rather than emptying out have kept demand here steady. It's one of the few places in west Volusia where building something genuinely custom rarely feels like over-improving the street.
